Project Manager – Planning (MSP) – Luxury Villa Projects

About the role

We are seeking an experienced Project Manager specialized in planning and MSP to lead the end‑to‑end delivery of luxury villa projects in Goa. The role acts as the central hub connecting design, construction, procurement and finance to ensure projects are completed on time, within budget and to the highest quality standards.

Key responsibilities

• Enhance internal communication and documentation across design, construction, procurement and stakeholder teams.
• Develop, update and maintain detailed project schedules for design, engineering, procurement and construction phases.
• Prepare periodic status reports and weekly snapshots highlighting risks, issues and action plans.
• Monitor construction managers for compliance with building codes, safety regulations and productivity targets.
• Lead internal and external teams, including consultants and subcontractors, to ensure smooth workflow.
• Coordinate cross‑functional teams (design, value engineering, site, procurement, sales, legal and business development) to resolve project issues.
• Identify cost‑saving and efficiency opportunities without compromising quality.
• Support hiring, mentoring and performance reviews of the design management team.
• Review and control project budgets, overseeing payments to consultants and vendors.
• Facilitate rapid resolution of site RFIs related to design and engineering.
• Proactively assess project risks and propose mitigation strategies.

Required profile

• Minimum 10 years of project management experience in real estate, preferably luxury residential projects.
• Bachelor’s degree in Civil Engineering (BE); postgraduate degree in Construction Management or Project Management is preferred.

• MS Project (MSP) for schedule creation and tracking.
