Construction Contracts Manager

About the role

The Contracts Manager will lead end‑to‑end management of labour, civil works and specialist sub‑contracts for SUYUG Infra’s premium residential projects on Sarjapur Road, Bangalore. The role requires a strong network of contractors, rigorous negotiation skills and strict adherence to the company’s 3,000‑point quality system.

Key responsibilities

• Source, negotiate, execute and close labour contracts for construction workforce across all project sites.
• Manage civil works contracts covering structural, MEP and allied packages from inception to completion.
• Handle specialist sub‑contracts for finishing works such as waterproofing, façade, painting, flooring, landscaping, elevators and fire safety.
• Prepare and review Bills of Quantities (BOQs), rate analyses and comparative statements for all contract packages.
• Negotiate competitive rates while maintaining quality standards aligned with SUYUG’s quality system.
• Build and maintain a robust network of reliable contractors, subcontractors and material suppliers in the Bengaluru South / Sarjapur corridor.
• Ensure all contract documentation is RERA‑compliant and adheres to statutory requirements.
• Coordinate with project management, design, QA/QC and finance teams for seamless contract execution.
• Track contract milestones, manage variations and claims, and proactively escalate risks.

Required profile

• Minimum 10 years of experience in construction contract management, preferably in residential projects.
• Strong network of contractors and vendors in Bengaluru South / Sarjapur corridor.
• Proven ability to negotiate competitive rates while maintaining quality standards.
• Familiarity with RERA regulations and statutory compliance.

Required skills

• Preparation and review of Bills of Quantities (BOQs) and rate analyses.
• Negotiation and management of civil works, MEP and specialist sub‑contracts.
• Contract documentation compliance with RERA and other statutory requirements.
• Variation and claims management.
