Commissioning Agent (CxA) – Sustainable Building Certifications

About the role

We are seeking a Commissioning Agent (CxA) to lead fundamental and enhanced commissioning activities for high‑profile green building projects across India and the GCC. The role involves ensuring compliance with sustainability standards such as LEED, Estidama, WELL, GRIHA and Mostadam while coordinating with design and construction teams.

Key responsibilities

• Review and validate Owner's Project Requirements (OPR) and Building Owner's Documents (BOD) for compliance.
• Develop, maintain, and execute the Commissioning Plan (Cx Plan) for both Fundamental (FCx) and Enhanced (ECx) commissioning.
• Conduct design‑stage reviews of HVAC, lighting, domestic hot water and other building systems.
• Review contractor shop drawings, technical submittals and prepare Pre‑Functional Checklists (PFCs) and Functional Performance Test (FPT) procedures.
• Perform site inspections, verify installations, witness and document Functional Performance Testing.
• Maintain and close commissioning issue and deficiency logs, and prepare the Final Commissioning Report.
• Support development of OPR, conduct detailed design reviews during schematic and design development phases, and prepare commissioning specifications for tender documents.
• Verify system integration, BMS functionality, and conduct seasonal and advanced performance testing.
• Implement Monitoring‑Based Commissioning (MBCx) including metering and performance tracking.
• Coordinate operator training programs and ensure comprehensive documentation in the Systems Manual.

Required profile

• Bachelor's degree in Architecture or Civil Engineering.
• 3–4 years of experience on LEED BD+C and/or Estidama commissioning projects.
• Hands‑on experience with both Fundamental and Enhanced commissioning.
• Successful delivery of 3–4 green building projects involving commissioning.
• Strong understanding of HVAC systems, building services, BMS, controls, testing and commissioning processes.
• Familiarity with ASHRAE Guidelines, LEED BD+C requirements and Estidama commissioning requirements.
• Excellent technical writing, coordination and communication skills.
• Willingness to travel for site visits across India and the GCC.
