Project Manager – Planning – Luxury Villas & Bungalows

About the role

Isprava, a leading developer of luxury villas and bungalows in non‑urban India, is seeking a senior Project Manager to lead planning and execution of multiple high‑end residential projects in Goa and Mumbai. Reporting to the Project Director, you will ensure that each luxury home is delivered on time, within budget and to the highest quality standards.

Key responsibilities

• Own overall project planning and execution for several luxury villa and bungalow projects.
• Plan, track and coordinate deliverables for internal teams, external consultants and vendors.
• Manage design and architectural inputs throughout the construction phase.
• Control site progress, logistics, vendor management and cost control.
• Research and introduce new materials and technologies that reduce cost and schedule.
• Coordinate multidisciplinary site teams including MEP, architecture and interior design.
• Perform resource planning, stakeholder management and risk mitigation.
• Review project plans, technical drawings and contracts, schedule work, estimate costs and manage budgets.
• Monitor monthly project expenses and cash‑flow forecasts in line with targets.

Required profile

• Bachelor’s or Master’s degree in Civil Engineering or a related field.
• 10‑15 years of experience in construction and real‑estate project management.
• Proven track record delivering luxury residential projects.
• Strong knowledge of project management methodologies, risk management and financial control.
• Excellent communication, stakeholder management and negotiation abilities.
• Process‑driven mindset with a focus on continuous improvement.

Required skills

• Microsoft Project (MSP) for planning and scheduling.
