Prefab Project Manager – EPC

About the role

Modulus Housing is looking for a technically strong and commercially minded Prefab Project Manager to oversee the end‑to‑end delivery of EPC projects. You will act as the bridge between engineering, client management and finance, ensuring design integrity while protecting project margins.

Key responsibilities

• Secure final client sign‑offs for complete drawing packages, engineering layouts and detailed Bills of Materials before manufacturing.
• Maintain and govern the Change Order registry, quantify financial and schedule impacts, and negotiate client approvals for variations.
• Streamline the Request for Information (RFI) process, ensuring timely closure of technical clarifications between client, design and site teams.
• Conduct ongoing profitability analysis by comparing baseline design estimates with actual procurement, manufacturing and assembly costs.
• Partner with design and procurement to identify cost‑saving opportunities, structural optimisations and manufacturing efficiencies.
• Align design outputs with contract specifications, ensuring the engineering team works within agreed scope and commercial boundaries.

Required profile

• B.Tech in Civil or Mechanical Engineering, or B.Arch.
• Post‑graduate degree or diploma in Construction Management, Infrastructure Management (e.g., NICMAR) or PMP certification is highly advantageous.
• Demonstrated experience in managing EPC or modular construction projects with a strong techno‑commercial focus.

Required skills

• Expertise in managing fabrication drawings and Bills of Materials.
• Proficiency in handling Change Orders, RFIs and project profitability assessments.
• Strong understanding of value engineering and cost optimisation in modular construction.
