Planning Manager - Luxury Villa Projects

About the role

Godrej Properties, part of the Godrej Industries Group, is hiring a Planning Manager in Kamshet, Maharashtra. The role covers planning and sequencing of high-end villa finishing works, coordinating with architects, consultants and contractors, and monitoring schedule and cost performance. It suits someone with strong experience in large-scale real estate and luxury villa projects.

Key responsibilities

• Coordinate with the site team on the Master Construction program and plan and sequence finishing activities (stone, veneer, marble, joinery, façade, landscape hardscape/softscape).
• Work closely with architects, interior design and landscape consultants to track design dependencies and material lead times, especially for imported premium materials.
• Track approvals for material palettes, BOQs and shop drawings, and prepare 3W/6W/12W look-ahead schedules aligned with labour, trades and deliveries.
• Chair weekly design freeze reviews and manage shop drawing, sample and mock-up approval trackers; coordinate mock-ups for villas, bathrooms, façades and landscape zones.
• Prepare risk assessments and mitigation measures, and monitor weekly and monthly reports on programme, labour, contract awards, design gaps and P&L variances.
• Lead improvements to management information systems, publish weekly and monthly dashboards, and prepare recovery schedules for delays.
• Monitor schedule and cost performance, prepare resource requirements and deployment schedules, and create material lead-time matrices and logistics plans for imported finishes.
• Coordinate pre-construction meetings and readiness checklists for façade, pools, water bodies, joinery and AV/automation subcontractors.

Required profile

• B.E./B.Tech (Civil); postgraduate degree in Project or Construction Management preferred.
• 10-12 years of experience in project control and planning in large-scale real estate or owner-driven developments.
• Proven experience in luxury villa and township projects.
