Project Manager – Planning (Luxury Villa Real Estate)

About the role

Isprava, a leading developer of luxury homes in non‑urban locations, is seeking an experienced Project Manager – Planning to lead the planning and execution of multiple high‑end villa projects in Goa. You will work closely with the Project Director to ensure seamless delivery from design through handover.

Key responsibilities

• Own overall project planning and execution for several luxury villa projects.
• Plan and track deliverables for internal teams, external consultants and vendors.
• Interpret design and architectural drawings, managing changes throughout the project lifecycle.
• Control site progress, logistics, vendor management, cost control and overall site operations.
• Research and introduce new materials and technologies that are faster and more cost‑effective.
• Act as local liaison and coordinate multidisciplinary site teams including MEP, architects and interior designers.
• Perform resource planning, stakeholder management and risk mitigation.
• Review project plans, schedule deliverables, estimate costs, manage budgets and ensure compliance with contracts.
• Maintain monthly project expenses, cash‑flow forecasts and align them with annual targets.

Required profile

• Bachelor's or Master's degree in Civil Engineering or a related field.
• 10–15 years of experience in project or construction management, preferably in real‑estate.
• Proven track record delivering luxury residential projects.
• Strong knowledge of project management methodologies, risk management and financial analysis.
• Excellent communication, stakeholder management and negotiation abilities.
• Process‑driven mindset with a focus on continuous improvement.
