Project Manager – Luxury Residential Construction

About the role

We are seeking a hands‑on Project Manager to take full ownership of a luxury residential development in Anjuna, North Goa. This is a site‑focused role where you will drive the project from excavation through handover, ensuring premium quality, on‑time delivery and strict budget control.

Key responsibilities

• Lead end‑to‑end execution, managing timelines, budgets, BOQ preparation and site delivery.
• Control contractors, vendors, engineers and daily manpower, ensuring resources are available and bottlenecks are removed.
• Prepare and monitor schedules using MS Project or Primavera, and report progress via ERP systems.
• Track costs aggressively, prevent waste and keep each package within approved budgets.
• Coordinate with architects, consultants, authorities and internal teams, conducting regular review meetings.
• Maintain site safety, legal compliance and luxury‑grade quality standards, delivering snag‑free handover.

Required profile

• 10–14 years of hands‑on project execution experience, preferably in luxury residential or high‑rise construction.
• Proven track record of delivering at least one full‑cycle project and one project from mid‑stage to handover.
• Ability to command a site, manage pressure and make proactive decisions without waiting for instructions.
• Strong understanding of budgets, schedules, drawings and execution processes.
