Head of Operations – Real Estate Development

About the role

Pacifica Companies is seeking a Head of Operations to lead end‑to‑end operational functions for its real‑estate development business in Hyderabad. Reporting to the Managing Director, this senior leader will oversee land acquisition, business development, project approvals, legal compliance, sales management, government liaison and office administration.

Key responsibilities

• Identify, evaluate and source land parcels for residential and commercial projects across target geographies.
• Prepare feasibility reports and information memorandums covering financial viability, regulatory landscape and development potential.
• Network with land brokers, channel partners and intermediaries to build a pipeline of joint‑development agreements and outright purchases.
• Conduct due‑diligence in coordination with legal, finance and technical teams.
• Negotiate deal structures, revenue‑sharing terms and acquisition pricing with landowners and brokers.
• Build and maintain long‑term relationships with landowners, acting as the primary point of contact throughout the transaction lifecycle.
• Lead cross‑functional teams to ensure timely project approvals, compliance and successful residential sales execution.

Required profile

• Minimum 12 years of professional experience, with at least 10 years in real‑estate development.
• Bachelor’s degree in Civil Engineering, MBA or LLB preferred.
• Proven track record in land acquisition, deal sourcing and stakeholder management.
• Strong leadership and team‑building capabilities.
