Construction Manager – Residential Projects (Adyar, Chennai)

About the role

We are seeking an experienced Construction Manager to lead the end‑to‑end execution of premium residential projects in Adyar, Chennai. You will own the full project lifecycle, from planning and budgeting to handover, ensuring quality, schedule adherence, and cost control for high‑value developments.

Key responsibilities

• Plan, schedule, and execute residential projects from excavation to handover.
• Prepare project budgets, BOQs, and monitor cash flow in coordination with finance.
• Coordinate with architects, consultants, contractors, and government authorities.
• Conduct daily site meetings, track progress using CPM/PERT charts, and resolve bottlenecks.
• Implement QA/QC procedures, conduct regular inspections, and enforce safety protocols.
• Manage stakeholder communication with clients, RERA, PMC, and design teams.
• Oversee labor contractors, vendors, and material procurement schedules.
• Prepare weekly/monthly MIS reports on progress, cost, and resource utilization.
• Secure statutory approvals (RERA, Fire NOC, OC) and manage snagging, de‑snagging, and handover.

Required profile

• B.E/B.Tech in Civil Engineering (PMP certification preferred).
• 12–15 years of experience in residential/real‑estate projects, with at least three projects completed as Project Manager.
• Strong knowledge of RERA norms, NBC codes, MEP coordination, and green building practices.

Required skills

• Proficiency in MSP/Primavera and AutoCAD.
• Project costing and site execution expertise.
