Assistant Project Manager – Planning (Luxury Real Estate)

About the role

We are looking for an Assistant Project Manager (Planning) to support our luxury villa and bungalow projects in Goa. The role will work closely with design managers, construction teams and other stakeholders to ensure projects are delivered on time, within budget and to the highest quality standards.

Key responsibilities

• Facilitate internal communication and documentation between design, construction, procurement and sales teams.
• Develop, update and maintain detailed project schedules for design, engineering, procurement and construction phases.
• Prepare periodic status reports and weekly snapshots highlighting risks, issues and action plans.
• Monitor construction activities to ensure compliance with building codes, safety regulations and productivity targets.
• Coordinate consultants, subcontractors and cross‑functional teams to resolve design and scope issues.
• Identify cost‑saving and efficiency opportunities without compromising quality.
• Support hiring, mentoring and performance reviews for the design management team.
• Review project budgets, control payments to consultants and vendors, and manage site RFIs.

Required profile

• Proven experience in managing luxury residential or real‑estate projects.
• Strong understanding of construction processes, building codes and safety standards.
• Excellent organizational and reporting skills with the ability to manage multiple schedules.
• Effective communication and coordination abilities across internal and external stakeholders.
• Ability to work on‑site in Goa and handle site‑related queries promptly.
