Quantity Surveyor – Commercial & Profitability (Modular Construction)

About the role

The Quantity Surveyor – Commercial & Profitability will bridge client purchase orders with on‑site execution for modular construction projects. You will translate each PO line item into a profit map, protect margins through design decisions, and deliver a signed‑off, quantity‑accurate package to operations.

Key responsibilities

• Analyse client POs, BOQs and contracts; build cost breakdowns for every line item and maintain a live project margin sheet.
• Provide profit‑driven guidance to engineering, propose value‑engineered alternatives and flag commercial risks early.
• Extract quantities from 3D/BIM models, compare with BOQ, and prepare deviation statements with supporting documentation.
• Create detailed Bills of Materials linked to BOQ items for procurement, production and budget tracking.
• Re‑run project P&L after deviations, highlight margin gains or leakages, and present profitability analysis to management.
• Obtain client sign‑off on deviations, manage variation registers and ensure no unapproved execution.
• Hand over approved drawings, BOMs and quantity limits to operations, ensuring margin protection on site.

Required profile

• 3–8 years of experience in quantity surveying, cost control or contracts within construction, preferably modular or off‑site manufacturing.
• B.E./B.Tech in Civil Engineering or equivalent with strong QS experience; certifications in construction management are a plus.
• Mindset focused on margin protection, high agency, and collaborative problem‑solving.

• Advanced Excel for cost sheets, P&L, deviation statements and BvA tracking
