Intermediate Architect

About the role

Beyond I Design Studio (BIDS) is looking for an Intermediate Architect to develop design concepts, produce construction documentation, and coordinate multidisciplinary teams across commercial, residential, institutional and hospitality projects. The role blends creative design development with technical detailing and project coordination.

Key responsibilities

• Develop schematic designs and design development packages from concept.
• Lead the production of construction documentation sets, including technical details, wall sections and material schedules.
• Oversee and quality‑check 3D modeling and rendering outputs from junior staff.
• Ensure all drawings follow office standards and graphic guidelines.
• Coordinate internal communication between architectural, structural and MEP engineering teams.
• Cross‑reference consultant drawings to identify and resolve spatial or technical clashes.
• Manage minor project milestones to meet deadlines and deliverable schedules.
• Mentor and delegate drafting and modeling tasks to junior architects or interns.
• Research local building codes, zoning bylaws, accessibility and life‑safety regulations.
• Prepare documentation packages for municipal approvals, permits and zoning variances.
• Attend meetings with local authorities alongside senior leadership.
• Review contractor submittals, shop drawings and material samples; respond to RFIs and draft ASIs.
• Conduct site visits, prepare observation reports, deficiency lists and punch lists.

Required profile

• 3–5 years of post‑qualification experience in architecture.
• Bachelor or Master of Architecture (B.Arch or M.Arch).
• Strong understanding of building systems, construction materials, detailing and execution methods.
• Proven ability to take projects from schematic design through construction documentation.
• Effective communication and mentorship skills.

Required skills

• Advanced proficiency in CAD.
• 3D modeling and visualization: Rhino, SketchUp, Lumion, Enscape.
• Adobe Creative Suite: Photoshop, InDesign.
• MS Office and Google Workspace.
