Digital Performance Marketing & CRM Specialist

About the role

Union Living is seeking a hands‑on, data‑driven Digital Performance Marketing & CRM Specialist to own and optimise its paid marketing engine. You will manage Meta advertising, lead generation, analytics, CRM, WhatsApp automation and system integrations to turn prospects into residents.

Key responsibilities

• Plan, execute and optimise Meta Ads campaigns on Facebook and Instagram with a focus on lead generation and conversions.
• Own monthly marketing budgets, allocate spend and optimise ROI while tracking CPL, CAC, ROAS and occupancy impact.
• Build and maintain weekly/monthly performance dashboards and analyse the full funnel from ad to booking.
• Manage CRM systems (LeadSquared, HubSpot, Zoho), ensuring accurate lead capture, routing, tagging and follow‑ups.
• Set up and run WATI/WhatsApp Business API automations for lead communication and customer journeys.
• Implement tracking pixels, events, UTM structures and integrate CRM, website and marketing platforms.
• Design and test high‑converting creatives, run A/B tests and identify AI‑driven automation opportunities.

Required profile

• 2–5 years of hands‑on experience in performance/paid media or growth marketing.
• Proven track record managing Meta Ads Manager and marketing budgets.
• Strong analytical mindset with ability to interpret funnel data and improve conversion rates.
• Experience creating performance reports and management‑level dashboards.
• Hands‑on experience with CRM platforms (LeadSquared, HubSpot, Zoho) and WhatsApp automation preferred.
