Cost Controller – Construction & Real Estate

Key responsibilities

• Preparation of detailed project cost sheets and BOQ‑based budget tracking.
• Assist in feasibility studies, cost estimation and develop project cash‑flow forecasts.
• Monitor budget utilization project‑wise and track actual versus budget monthly.
• Identify cost overruns, recommend corrective actions and analyze RCC, MEP, finishing, liaisoning and marketing costs.
• Review work orders, contracts, validate RA bills and contractor claims, and coordinate certifications with the project team.
• Monitor change orders, additional work cost impact and control miscellaneous expense heads.
• Oversee Work‑in‑Progress (WIP), ensure proper capitalization of project costs and allocate costs between inventory and expense.
• Track project inflows versus outflows, align cost planning with funding availability and support loan drawdown planning.
• Ensure correct cost booking in ERP, validate cost centre and project coding, and maintain cost‑control MIS.
• Prepare monthly project cost reports, budget variance analysis, department‑wise overhead analysis and project margin tracking for management presentations.

Required skills

• Advanced Excel (pivot tables, MIS reporting, costing).
• Construction ERP knowledge for cost booking and budget controls.
• Strong understanding of construction costing and BOQ analysis.
• Real‑estate accounting knowledge.
