Cost Controller – Construction & Real Estate

About the role

The Cost Controller will oversee budgeting, cost monitoring, and financial reporting for construction and real‑estate projects. You will work closely with project teams, contractors, and finance to ensure accurate cost tracking and optimal project margins.

Key responsibilities

• Prepare detailed project cost sheets, BOQ‑based budgets and cash‑flow forecasts.
• Track actual versus budgeted costs monthly, identify overruns and recommend corrective actions.
• Review work orders, contracts, and validate contractor claims and change orders.
• Monitor work‑in‑progress, ensure proper cost capitalization and coordinate revenue recognition.
• Control project cash inflows/outflows, align cost planning with funding availability and support loan drawdown planning.
• Ensure correct cost booking in ERP, validate cost centre and project coding, and maintain cost control MIS.
• Produce monthly project cost reports, budget variance analyses, department‑wise overhead reviews and margin tracking for management presentations.

Required profile

• CMA, MBA in Finance or Civil Engineering with costing experience.
• 5–8 years of experience in real‑estate or construction cost control.

Required skills

• Strong understanding of construction costing and BOQ analysis.
• Advanced Excel skills (pivot tables, MIS reporting, costing).
• Experience with construction‑focused ERP systems.
