Senior Manager - Legal & Secretarial

About the role

Godrej Properties Limited, part of the Godrej Industries Group, is hiring a Senior Manager - Legal & Secretarial in Mumbai. The role covers in-house drafting of transactional and contractual documents, title due diligence of land, legal opinions and litigation support for real estate projects across Mumbai, Thane, Panvel and the MMR 3.0 area.

Key responsibilities

• Draft, review and negotiate transaction documents such as Joint Development Agreements, Share Purchase Agreements, MoUs, term sheets, conveyance deeds, lease deeds and powers of attorney, and close documents from a legal perspective.
• Conduct title searches and legal due diligence of land parcels, verifying ownership history, title chains, encumbrances, litigations and claims, and reviewing land records such as property cards and 7/12 extracts.
• Support sales and marketing teams with RERA registration and project launch documentation, and liaise with authorities and consultants for approvals.
• Manage conveyance and handover to housing societies after project completion, and provide day-to-day legal support to project teams.
• Prepare due diligence reports with legal risks and mitigation strategies, and give go/no-go recommendations to leadership.
• Track and manage litigations related to land and coordinate with external counsel.
• Collaborate with Acquisition, Finance, Projects and Sales & Marketing teams, and manage external legal advisors and due diligence agencies.

• 10-12 years of work experience.
